Make Ready Technician - Property Management

About the Role

Valiant Residential is seeking a Make Ready Technician to join our team. In this role, you will be responsible for ensuring that all vacated apartments are thoroughly restored to "market ready" status in a timely manner. As a Make Ready Technician, you will play a crucial role in maintaining the quality and appeal of our properties, ensuring that they meet the high standards expected by our residents.

What You’ll Do

• Conduct all business in accordance with company policies and procedures.
• Inspect vacated apartments and complete a checklist regarding make-ready.
• Inform the Lead Maintenance and Community Manager of needed services and repairs.
• Make ready units for new move-ins, ensuring all aspects are addressed.
• Check all lights and replace them as necessary, ensuring safety and functionality.
• Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
• Check applicable appliances and inform Lead maintenance of problems.
• Assist in changing or removing appliances from the apartment as needed.
• Make keys when necessary and ensure security measures are in place.
• Check faucet sink plugs and repair/replace them as necessary.
• Install ceramic tile backsplash in the kitchen and perform minor repairs.
• Perform exterior repairs to sinks, bathtubs, etc., when warranted.
• Assist with painting duties when requested, ensuring aesthetic appeal.
• Repair or replace curtains, mini-blinds, ceiling fans, etc.
• Repair plaster holes in walls and paint as necessary for a polished finish.
• Inspect bathroom tiles and perform minor repairs/replacements.
• Change A/C filters to maintain air quality.
• Operate carpet cleaning equipment to clean carpets effectively.
• Lend assistance during trash-out of the apartment, e.g., moving heavy/bulky items to the dumpster.
• Any other projects as directed by management.

Requirements

• Minimum one year of full-time related experience in property maintenance or a similar field.
• Willingness to perform all required tasks with a positive attitude.
• Strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders.
• Bilingual in Spanish is a plus, enhancing communication with diverse residents.
• Demonstrate knowledge of work safety habits to ensure a safe working environment.
• Ability to professionally represent the company in all interactions.
• Maintain a valid driver’s license and have reliable transportation for on-site work.
• Able to work on call (as necessary and/or in emergencies) and extended hours (including after-hours and weekends).
• Attention to detail is crucial; must be meticulous in all tasks.
• Ability to organize and prioritize work effectively.
• Social skills to interact positively with residents and team members.
• Self-motivated; ability to work independently and as part of a team.
